Associations sit at the heart of many of NSW’s masterplanned communities. Whether it’s a Community Association, Precinct Association, or Neighbourhood Association, each comes with its own rules, obligations, and shared facilities. We specialise in guiding Associations through these complexities — ensuring fairness, transparency, and smooth day-to-day operations.
Expert management of levies and budgets
By-law guidance and enforcement
Maintenance planning for shared facilities
Support for fair, compliant community governance
Associations manage the shared spaces that bring communities to life — from driveways and gardens to larger facilities like roads, gates, and recreation areas. Every owner is a member, contributing levies to keep these areas well maintained.
Whether it’s a neighbourhood, community, or precinct association, each plays a role in keeping things fair, compliant, and running smoothly. With the right management, these communities thrive and owners feel truly happier at home.

We proudly manage Associations of all sizes and styles, including:
Each Association type plays a different role, but all require experienced management to balance responsibilities, maintain shared spaces, and stay compliant with legislation.
From neighbourhood driveways to estate-wide parks and facilities, Associations need careful management to stay fair and compliant. We provide expert support in levy collection, maintenance planning, and by-law enforcement, giving owners peace of mind that their community is in good hands.
Here’s how we support you:
Coordinating contractors for landscaping, road maintenance, gyms, pools, and community halls.
Implementing preventative maintenance programs to extend the life of shared assets.
Ensuring consistency in service quality across different Association layers.

Buildings we manage
From large estates with Community and Precinct Associations, to smaller Neighbourhood Associations managing local common areas, Jamesons has extensive experience ensuring every layer of governance runs smoothly. We provide the clarity, transparency, and support needed to keep communities connected and well-maintained.
Ermington
Located in Ermington, this large Community Association of 165 lots is part of a Defence Housing development with extensive shared landscaping and infrastructure. The estate requires proactive management to ensure safety, presentation, and long-term value.
Since being appointed, Jamesons has coordinated key works including tree pruning, garden revitalisation, and repairs to retaining walls and pavers in high-traffic areas. We also undertook a full insurance valuation and developed a tailored Community Management Plan, giving the Committee the tools to strengthen governance and plan strategically for the future.
Newington Precinct 2
Jamesons partners with the proactive Committee of Newington Precinct 2 to manage one of Sydney’s largest and best-known estates.
We’ve overseen drainage pit cleaning, irrigation repairs, and garden upgrades, alongside structural works such as retaining wall remediation. The Committee, supported by Jamesons, has also taken a firm stance on compliance: initiating NCAT proceedings for unauthorised works, addressing property damage, and formalising long-standing informal practices like parking arrangements.
Renovation approvals have been streamlined, and resident feedback is actively shaping decisions, including the approval of a native garden installation and consideration of a high-speed GPON network to future-proof the community.
Theta Holdings
Forest Grove in Kanahooka is a Neighbourhood Association set within a larger masterplanned community. With shared roads, landscaped gardens, and community spaces to maintain, the Association needed clear structures to balance resident needs with long-term sustainability.
Jamesons supports the Committee with transparent financial management, proactive contractor engagement, and forward planning for infrastructure works. By guiding the Association on compliance and governance requirements, we’ve helped ensure that Forest Grove continues to operate smoothly while maintaining the welcoming, well-presented environment that residents value.
More Information
A Community Association is formed under the Community Land Development Act to manage shared facilities in large estates or master-planned communities, often involving multiple lots such as houses, townhouses, and apartments.
While strata schemes typically cover buildings that are divided into lots with shared common property, Associations govern broader estates. These can include multiple buildings, shared roads, parks, and community facilities. In other words, strata is focused on a single scheme, whereas Associations provide an overarching framework across larger developments.
WAn Association manager helps with meetings, budgets, levies, by-law enforcement, and the long-term planning of community assets, ensuring harmony across a large and diverse group of owners.
