The industrial scheme came to us with several small issues and plans to complete remedial works for the roof, parapet walls and facade. We have worked with the strata committee and held regular meetings to get them to a point where tenders have been received for the remedial works and budgeting has been implemented to fund such works.
We have also assisted the industrial scheme in registering a solar panel installation by-law for all lots – allowing the owner to install solar panels and passing responsibility for ongoing repairs and maintenance to the lot owners.
We have also assisted the owners corporation in having a level 2 electrician complete necessary upgrade works to their main power distribution board and sub-boards to ensure each industrial lot has their own sub-board power supply. When the building was provided to us, the sub-boards were linked to two units and therefore costs could not be identified between the individual lots. This was a requirement before owners would install solar and has now been completed.
