What is strata management?
Strata management is the professional management of strata-titled properties in NSW. It involves overseeing common property, finances, maintenance, insurance, meetings, and legal compliance on behalf of the Owners Corporation.
What does a strata manager do?
A strata manager helps the Owners Corporation manage the day-to-day running of a strata scheme. This includes collecting levies, arranging repairs, coordinating insurance, keeping records, running meetings, and ensuring compliance with NSW strata legislation.
What is an Owners Corporation?
An Owners Corporation is the legal body made up of all owners in a strata scheme. It is responsible for managing and maintaining common property and making decisions that affect the building as a whole.
What are strata levies and what do they cover?
Strata levies are regular payments made by owners to fund the operation of the building. They typically cover maintenance, cleaning, insurance, utilities, repairs, management fees, and future capital works.
How often are strata levies paid?
Strata levies are usually paid quarterly, although the payment frequency is set by the Owners Corporation and outlined in the levy notice issued to owners.
What is common property in a strata building?
Common property includes areas shared by all owners, such as roofs, external walls, foyers, stairwells, lifts, gardens, and shared plumbing, wiring, and drainage systems.
Who is responsible for repairs in strata?
In most cases, the Owners Corporation is responsible for repairing and maintaining common property. Lot owners are responsible for repairs within their own lot, unless the issue involves or is caused by common property.
What is a capital works fund?
A capital works fund is a savings fund used to pay for major future expenses like roof replacement, painting, lift upgrades, or large structural repairs. All NSW strata schemes are legally required to maintain a capital works fund.
What is a special levy?
A special levy is a one-off levy raised by the Owners Corporation to cover unexpected or large expenses when existing funds are insufficient, such as urgent repairs or major works.
What is a strata committee?
A strata committee is a group of owners elected at the AGM to represent the Owners Corporation. The committee makes decisions and works with the strata manager on behalf of all owners between general meetings.
What is an AGM in strata?
An Annual General Meeting (AGM) is a mandatory yearly meeting where owners review financial statements, approve budgets, set levies, elect the strata committee, and vote on key matters affecting the scheme.
Can an Owners Corporation be sued in NSW?
Yes. An Owners Corporation can be sued if it fails to meet its legal obligations, such as maintaining common property, managing safety risks, or complying with NSW strata laws.
Can I renovate my apartment in strata?
Yes, but most renovations require approval from the Owners Corporation or strata committee. Approval requirements depend on whether the renovation affects common property, building structure, or waterproofing.
Can strata ban pets in NSW?
Blanket bans on pets are generally not allowed in NSW. However, strata schemes can impose reasonable conditions through by-laws, and owners may still need approval before keeping a pet.
How do you change strata managers?
A strata manager can be changed by a majority vote at a general meeting. This usually involves reviewing the current management agreement, giving notice, and appointing a new strata manager.
