A Building Management Committee (BMC) is established under the Strata Schemes Development Act 2015. It comes into play when multiple strata schemes or other titles within a stratum subdivision share common facilities — such as car parks, foyers, or building services. A BMC provides a governance structure that allows all owners, regardless of the type of lot, to make joint decisions and manage those shared assets fairly.

An Owners Corporation manages the common property within a single strata scheme. A BMC, on the other hand, coordinates shared facilities between two or more schemes or titles within a larger development
If your development includes more than one title — such as residential apartments above retail or commercial spaces — a Building Management Committee (BMC) is usually required. BMCs are established under the Strata Schemes Development Act 2015 and operate in line with a Strata Management Statement (SMS). The BMC manages shared services like lifts, car parks, gardens, and security systems, ensuring the costs are divided fairly between all owners.
No. BMCs are only required where there are stratum subdivisions with shared facilities. If your scheme doesn’t share services like lifts, car parks, or plant rooms with other owners, you won’t need a BMC.
